FHA is a popular loan option for many Brooklyn home buyers, however, it is important that the home meets their guidelines. HUD is looking to cover three main points in their inspections:

1. Safety

Protect the health and safety of the occupants.

2. Livability

Adequate floor plan, bath, kitchen facilities, etc.

3. Soundness

Correct physical deficiencies or conditions affecting structural integrity. FHA financed homes must have acceptable mechanicals such as electrical, plumbing, heating, etc. that are in working order. If the appraiser cannot determine this, they will call for an inspection from a licensed contractor.

*All systems must be in operational order prior to close

Examples of major property conditions that MAY automatically require repair:

  • Inadequate access/egress from each bedroom to the exterior of the home (a minimum of one window per room should open).
  • Leaking or battered roof.
  • Evidence of structural problems.
  • Chipping/peeling of interior/exterior paint surfaces.
  • Missing/inoperable cook top or wall oven.
  • Exposed electrical outlets (must have covers.)
  • Broken glass.
  • Garage door must open/close properly.

Examples of minor property conditions that MAY NOT automatically require repair:

  • Missing handrails.
  • Cracked or damaged exit doors.
  • Cracked window glass.
  • Defective interior paint surfaces in homes constructed after 1978.
  • Minor plumbing leaks (i.e. faucet).
  • Defective floor finishings or coverings.
  • Rotten or battered countertops.
  • Damaged sheet rock, plaster, or ceilings in homes constructed after 1978.
  • Trip hazards.
  • Crawl space with trash, debris, or water.
  • Lack of all-weather driveway surface.
  • Missing appliances.
